JOHN C. HART

President 

In 1973, John C. Hart, Jr., joined his father at Hart Development Corporation.  In 1976, they formed the John C. Hart Company, Inc. to serve as the management division to Hart Development Corporation.  In 1982, John, Jr. acquired John, Sr.’s interest in the company, changed the name to J.C. Hart Company, Inc. and laid the foundation for the growth and direction of the company.  The history of experience detailed in the J.C. Hart Company, Inc. resume is activity under the direct responsibility of John C. Hart, Jr. as the owner and President of the company during the time periods described.

John, Jr. received his Bachelor of Science in Business Finance from the Indiana University School of Business, Bloomington, Indiana in 1973.

PAMELA CARRINGTON ROTTO

Senior Vice President, Chief Operating Officer

Dr. Pamela Carrington Rotto began partnering with J.C. Hart in 2015 as a Gazelles International Certified Coach. She coached executive leaders as they developed a strong strategic vision and corresponding execution plan using disciplines and communication rhythms to drive alignment and accountability. She joined the company in January of 2016 to further this work, leading strategic thinking and execution planning as well as leadership development across the four major decision areas of people, strategy, execution, and cash.

Dr. Carrington Rotto is a licensed psychologist and Health Service Provider in Psychology (HSPP). She completed her undergraduate degree at Luther College in Decorah, IA and her doctoral degree at the University of Wisconsin-Madison.

CHARLIE KURTZ, CPA, MBA

Senior Vice President, Asset Management

Charlie Kurtz joined J.C. Hart Company in August 2001 as Vice President and Chief Financial Officer and serves on the Executive Committee. He was named Sr. Vice President in 2015. He was responsible for the financial, administrative, and information systems functions for J.C. Hart Company for over 16 years. During that time, Charlie was instrumental in placing over $350,000,000 in debt, both in the permanent market and construction loans, for J.C. Hart and its related partnerships. Due to J.C. Hart’s strategic plan for continued growth, a reorganization of Executive responsibilities took place in 2018. Charlie’s strong leadership capabilities and desire to lead J.C. Hart’ largest division put him in the perfect position to lead the Property & Asset Management division.

Charlie is a 1992 graduate of Marian College where he doubled majored in Accounting and Finance and graduated with Honors.  In 2000, Charlie earned an MBA from Butler University with a concentration in Finance with Honors.

Michael Hart, CPA

Michael Hart, Vice President and Chief Financial Officer, has a combined ten years of financial analyst and accounting experience.  He is responsible for the financial and administrative functions for J.C. Hart Company, Inc., and serves on the Executive Committee.  Michael joined J.C. Hart Company, Inc. in July 2010 as a financial analyst. During the past several years, Michael Hart has been instrumental in placing over $625,000,000 in debt for the J.C. Hart Company and its related partnerships. Approximately $370,055,755 of this debt was successfully placed in the permanent market through CMBS, Freddie Mac and various insurance companies.  The remaining debt relates to construction loans for projects the Company is currently developing.

Michael is a 2008 graduate of Indiana University in Bloomington, IN where he doubled majored in Accounting and Real Estate Finance and graduated with High Distinction from the Kelley School of Business.

Karli Kohler, MBA, PHR

Karli Kohler joined J.C. Hart Company, Inc. in June of 2017 as Vice President – Human Resources. Karli is a growth minded, continuous learner who is highly passionate about Human Resources. She sees people as the most important resource in any organization and values collaboration among team members. Karli is responsible for strategic human resource planning to provide J.C. Hart Company with the best people talent available and to position the organization as an employer of choice by being aware of policies, practices and trends within the industry. Karli serves as a member of the J.C. Hart Executive Leadership team.

Karli has over 12 years of experience in Human Resources to include recruiting, training and employee relations. Professional organization memberships include the National Society for Human Resource Management.

Karli studied Psychology at The Ohio State University graduating summa cum laude. She later attended Bowling Green State University on a graduate assistantship to achieve her MBA. She also earned her PHR certification in December, 2015.

Todd May

Todd May, Vice President – Development, has over seventeen years of residential/ commercial real estate experience.  He is responsible for identifying new development and business opportunities, coordinating and satisfying all conditions required for closings, and the acquisition and disposition of existing income producing properties.  Todd joined J.C. Hart Company, Inc. in 2001 and is a member of the Executive Committee.

Todd has been instrumental in the growth and success of J.C. Hart Company over the past fourteen years with the development of over 4,000 apartment units totaling over $350,000,000 in value. Additionally Todd has overseen the disposition of over 1,400 units and has led J.C. Hart’s expansion into new geographic markets and new product innovations to serve the ever-evolving J.C. Hart client base.

Todd received his Bachelor of Science degree in Business Management from the Indiana University School of Business, Bloomington, Indiana in 1991.

Mark Juleen

Mark Juleen, Vice President – Marketing, joined J.C. Hart Company, Inc. in 2003. He has been working in marketing and customer service for more than 15 years, and beyond his marketing responsibilities he oversees or contributes to numerous areas of the business including leasing/sales, training, IT, customer service, PR, development, and new construction.

Mark’s passion for technology has helped lead J.C. Hart to be an industry leader in digital marketing, and his background with Toyota and Lexus has contributed to enhancing the Company’s focus on customer satisfaction and its online reputation. Mark has been recognized nationally for his marketing efforts by speaking on panels at the NAA Education Conference, Multifamily Executive Conference, Apartment Internet Marketing Conference, Multifamily Brainstorming Conference, NAHB Conference, and Realpage User Conference.  Over the years, Mark has contributed to the Indiana Apartment Association (IAA) and currently serves on the IAA Executive and Finance Committee as Secretary.

Mark has a Bachelor’s degree (‘99) in Marketing from the Indiana University Kelly School of Business, Bloomington, IN.

REx King

Rex King, Vice President – Construction, has twenty years of multifamily construction experience and twenty-five years in the construction industry including single family and light commercial construction.  He is responsible for overseeing all new construction and land development for J.C. Hart Company, Inc., and serves on the Executive Committee.  Rex joined J.C. Hart Company, Inc. in January, 2006.

Rex is a 1993 graduate of Purdue University where he received his Bachelor of Science Degree in Building Construction Technology.  In April 2000, Rex earned his Master of Science in Management from Indiana Wesleyan University.

Gabrielle Gonzalez

Gabrielle Gonzalez, Vice President - Exceptional Customer Experience, joined J.C. Hart Company, Inc. in July of 2011 as Vice President, over Property & Asset Management.  Gabrielle was responsible for the operational property and asset management functions of J.C. Hart Company’s 4,000+ unit apartment portfolio including team leadership, customer experience management, operational and capital investment budgeting, asset preservation and expense control. Due to J.C. Hart’s strategic plan for continued growth, a reorganization of Executive responsibilities took place in 2018. Gabrielle’s tremendous enthusiasm for delivering both external and internal Exceptional Customer Experiences made it logical to redirect her leadership to this critical area of focus for J.C. Hart’s projected growth and expansion.

Gabrielle studied Business at Santa Barbara City College and Communications at Purdue University in West Lafayette, Indiana.
